Operating policy — pending sign-off on the specific items below. The full text below applies. The list of judgment calls still under review is concrete (not blanket "needs review"), so a final reviewer can verify in minutes rather than re-read every clause.

1. The service

WMYW Global Advisory provides strategic real-estate advisory across South Florida, Costa Blanca (Spain), and Madeira (Portugal). The website (withmeyouwin.com), the Curator AI concierge, and the consultation booking flow together form "the service".

WMYW operates two distinct activity classes. (i) Real-estate brokerage activity in Florida — including specific-property advice, comparative market analyses, and offer or negotiation guidance — is performed by Viktoriia Volynets in her capacity as a Sales Associate of LoKation Real Estate, governed by Florida Chapter 475. Buyer or seller representation in a specific transaction requires a separate written Exclusive Service Agreement (Exclusive Service Agreement, ESA) signed by both parties. (ii) Strategic-advisory consultations that do not involve a specific Florida property — relocation framing, portfolio strategy, international-market context — are provided by WMYW Global Advisory LLC and fall outside the scope of Chapter 475.

2. Consultation tiers and fees

  • Free Consultation (30 min, $0 USD) — introductory video call for residential, pre-construction, and long-term-rental clients in Florida.
  • Diagnostic Session (60 min, $330 USD) — structured diagnostic for investment property in Florida or international purchases. Deliverable: a 60-minute live video consultation plus a written summary memo within 5 business days; recordings on request. The fee is non-refundable. If you proceed under a written ESA within 3 months, the $330 is netted as a credit against the buyer-side commission earned by LoKation Real Estate at closing, disclosed on the closing statement to all parties.
  • Executive Session (tailored, by invitation) — for portfolios from $1M+. Arranged through referral or an existing relationship; not bookable online.

All prices are in U.S. Dollars and exclusive of any taxes (sales tax, VAT) applicable in your jurisdiction. Where WMYW is required to collect such taxes, they are added at checkout and shown before payment is finalized. Diagnostic Session payments are processed by Cal.com (our booking partner) using Stripe as the underlying card processor; your card statement may show a Cal.com-derived descriptor.

3. Sanctioned Countries

"Sanctioned Countries" means the OFAC Specially Designated Nationals and comprehensive sanctions list as updated by the U.S. Treasury Department; currently Russia, Belarus, Iran, North Korea, Cuba, Venezuela, and Syria. Visitors connecting from a Sanctioned Country are not eligible to purchase paid consultations through this site. WMYW may, at its sole discretion and only where lawful under U.S. and applicable foreign law, schedule a free informational call. Any future paid engagement is subject to OFAC SDN screening and may be declined.

4. Cancellations and refunds

Free Consultation — reschedule or cancel up to 12 hours before the slot at no charge. Diagnostic Session — non-refundable; one free reschedule allowed up to 24 hours before the slot. No-shows forfeit the fee. EU/EEA consumers, see Privacy §6 final paragraph for the right-of-withdrawal carve-out.

5. Not legal, tax, or financial advice

WMYW does not provide legal, tax, immigration, or financial advice. Real-estate strategy is offered alongside — not in place of — counsel from licensed attorneys, CPAs, and other regulated professionals. Decisions you make based on the consultation are your own.

6. Florida real-estate disclosures

Viktoriia Volynets is a licensed Florida Real Estate Sales Associate (#SL3474750) in association with LoKation Real Estate (the brokerage of record). Brokerage relationships, transaction-broker disclosures, and Equal Housing Opportunity obligations are governed by Florida Chapter 475 and FREC Rules 61J2.

Default brokerage relationship: WMYW (through LoKation Real Estate) acts as a transaction broker as defined in F.S. § 475.278(2). Buyers and sellers requesting single-agent representation must execute a Single Agent Notice and a written ESA before that relationship attaches.

7. Liability

To the maximum extent permitted by law, WMYW’s aggregate liability arising from the service is limited to the fees you paid for the consultation in question. Nothing in these terms limits liability that cannot be limited under applicable law.

8. Governing law

These terms are governed by the laws of the State of Florida, USA, without regard to conflict-of-law rules. EU/EEA consumers retain mandatory consumer-protection rights under their local law.

11. Content you submit

By sending us a message through the site, the Curator chatbot, or any form, you grant WMYW a non-exclusive, worldwide, royalty-free license to use that content solely to operate the service, deliver the consultation, and comply with our record-keeping obligations. You retain ownership. We will not publish your inquiry or use it for marketing without your separate written consent.
